A sequential design-bid-build process, typically delivered under a lump-sum or cost-reimbursable contract, is the traditional method of project delivery. You will retain an architect or engineer to design the project and to prepare the necessary drawings and specifications. After the architect/engineer completes the drawings and issues them for pricing, you will then select a general contractor through a sole source or a competitive bid process. The contractor's proposal is based on the complete design and schedule provided by the owner.

This approach helps foster a more successful partnership by bringing all project team members together in the design phase. It is typically the quickest delivery system. One complete proposal in which the contractor has the responsibility to design and construct your project within your written performance specifications.
