Professional Land Surveying Services in Michigan
Founded in 1979, Mostrom & Assoc has established itself as a trusted provider of professional land surveying services in southwest Michigan. Our family-owned business was started by Wayne Mostrom in Centreville, where we operated from half of the St. Joseph County Abstract Office before relocating to our current Burr Oak Street location in 1989. Over the decades, our team has grown to include multiple licensed professionals, including Wayne's sons David and Doug, both graduates of Ferris State University with bachelor's degrees in Land Surveying. We expanded our reach by opening a Coldwater office in 2005 to better serve clients in Branch and Hillsdale counties. Our commitment to honest service at the highest professional level has remained unchanged since our founding. We utilize state-of-the-art technology while maintaining personal attention to every project, whether it's a simple mortgage report or complex ALTA/NSPS Land Title Survey. Our team's combined experience spans more than 38 years, providing residential, commercial, and industrial clients with accurate, reliable surveying solutions. We maintain active memberships in multiple professional organizations, including the National Society of Professional Surveyors and Michigan Society of Professional Surveyors. Our work includes boundary verification, land division planning, topographic mapping, and floodplain certification. With two fully staffed locations and a dedicated team of experts, we continue to deliver the precision and professionalism that have defined our company for generations.

Services
Boundary Surveys
Our boundary surveys precisely verify property corners and lines according to legal descriptions. We locate existing markers or establish new ones while identifying any encroachments. Clients receive detailed maps showing property dimensions and improvements, with optional additional markings for structures or features when requested.
Mortgage Reports
These reports verify property improvements relative to legal boundaries for lending purposes. We document major structures and flood insurance requirements without setting physical markers. Completed within days, these surveys help lenders and buyers confirm property details before loan closing.
ALTA/NSPS Surveys
Our premium ALTA/NSPS Land Title Surveys meet strict industry standards for commercial transactions. These detailed surveys include boundary verification, easements, and improvements while meeting specific lender and title company requirements. We follow American Land Title Association guidelines with customizable additional coverage options.
Elevation Certificates
Certified Floodplain Manager David Mostrom prepares elevation certificates for flood insurance purposes. We verify building elevations relative to FEMA flood maps and assist with Letter of Map Amendments when properties are incorrectly designated in flood zones.
Land Division Surveys
We facilitate legal land divisions per Michigan Public Act 591 requirements. Our process includes municipal coordination, site visits, and preparation of new legal descriptions. We ensure compliance with zoning regulations while creating marketable parcel divisions for residential or commercial development.
