Core Design, Inc. is a privately owned team of professionals and technicians that specialize in Planning, Landscape Architecture and Urban Design, Civil Engineering and Surveying services for commercial, residential and public land development projects. Core Design has been practicing for over fifty years in the Seattle area. John B. Dodds, a University of Washington graduate with a degree in Civil Engineering, set out to start an independent consultant service. He began by renting an office in the Homemakers Center on the NW corner of 8th and 104th (now Bellevue Way).
Core Design's planning staff provides creative and buildable site plans ranging from small sites to master planned communities. Our unique approach combines the technical aspects, alternative housing types, zoning, site physical constraints, site design and drainage/utility services that provides a creative and innovative community design. Core's planning staff have a thorough knowledge of entitlement processes, current housing types and the effects of site constraints on the planning process. Core's designs address current environmental issues, natural hazards as well as site amenities and natural features.
Our Washington licensed professional land surveyors, supported by a talented group of survey office technicians and field surveyors, work closely with the client's project team to provide the expert advice and services necessary to satisfy state and local requirements for a variety of land survey projects. With an average of over 150 projects a year, the survey department also functions in support of our in-house Engineering, Planning and Landscape Architecture departments, providing existing conditions, and as-constructed data for use in their workflow.
The Core Design landscape design process is integral to our planning phase. Core endeavors to enhance communities and spaces by creating beautiful environments for everyday life, work and play. Thoughtful and creative solutions emphasize the orchestration of the built with the indigenous environment. Core Design's Engineering Department provides a wide range of civil engineering services to our clients. Our engineers work collaboratively as part of design teams that contribute to a project from start to finish. This ensures consistent engineering and drafting support and continuity with the client and jurisdictions involved in the project. Core's engineers stay involved in the construction phase of each project to offer coordination for construction surveying and provide construction engineering when opportunities arise that add value to the project.
