We begin our residential mold inspections by talking to you in order to gain a better understanding of your mold issues and concerns. After this, we perform a thorough visual inspection of your home looking for evidence of moisture and mold. The next step is a moisture survey to measure the relative humidity and test moisture content in building materials. If we believe you have a mold problem at this point, we may collect samples and send them to a laboratory to be cultured and analyzed.

While collecting samples on your own for mold may be less costly than hiring a professional experienced mold inspector, you will not be able to collect samples from all of the locations where mold is potentially growing. Mold inspectors are aware of current guidelines and practices for testing for mold, including mold that can be hidden within the walls, in your attic, or in your basement. It is important to keep in mind that mold does occur naturally, and only a professional can determine if the indoor levels of mold detected exceed normal levels.

While suggesting cosmetic improvements to your sellers is helpful, you may also want to recommend a mold inspection.

Post-remediation testing (clearance testing) is an option to consider to verify that remediation procedures were successful in removing mold growth from affected building materials and belongings. Once you've had the initial inspection, received a scope of remediation from GML, and had the remediation completed, we can come back and do mold testing and a visual inspection to evaluate the work. Airborne and surface swab samples are generally collected to evaluate the effectiveness of the remediation process and engineering controls.

Before we arrive for the inspection, we'd like to ask for some information about your home. It's your home, you know it better than anyone so we'd like to get an idea about your mold concerns. Once on-site, we'll perform a visual inspection while you show us around your home, in particular the areas of concern. We are looking for evidence of moisture and mold; even the smallest clues can lead to the identification of a mold problem. We'll conduct a moisture survey, which includes measuring the relative humidity, particularly in basements and crawlspaces, and test moisture content of building materials in suspect areas (areas with suspected active leaks, seepage, kitchens and bathrooms, etc.).

Are you questioning if an area of discoloration or staining in your home is mold? We can provide you with sample materials or explain how to collect your own sample using materials you have at home. A piece of transparent tape can be pressed to a surface containing possible mold, then stuck to the inside of a clear plastic baggie. GML will analyze the sample(s) using a microscope in our lab to confirm/deny mold presence. If mold is found to be present, mold types will be provided. Turnaround time is typically within 24 hours of sample receipt.
