A Home Inspector examines the observable systems and components of real property that are readily accessible. The major concerns are Roof, Foundation, Windows, Heating/ Cooling, Plumbing and Electric (see the Standards of Practice for a more complete description). You will be provided a written report that will list any material adverse facts (conditions that significantly reduce the functionality or structural integrity of systems or components or conditions that pose a significant health or safety risk) that a home inspector has knowledge of or has observed.

Just like going to your doctor or dentist for a checkup, it's good to keep an eye on the condition of your home too. Whether it's annually or every couple of years, regular check-ups will save you money in the long run. Some maintenance issues can turn to defects at a rapid rate when neglected. A coat of paint or stain on your home may last 5 years or more, but once the finish is worn to the point of exposing the wood, rot can take over at an alarming rate. Remember the saying "A stitch in time saves nine"?

A Basement or Foundation inspection is more substantial than the "observable" structural inspection which is part of a Home Inspection. It includes documenting wall movement measurements. If you depend on inspector to detect foundation problems by just an observable inspection, you may discover structural issues when it comes time to sell your home years after you've moved in. If a problem or a symptom of a problem is observed during a home inspection, the home inspector will include a description of the problem in a written report and may recommend further evaluation.
