Proper lot drainage is the first step in keeping surface water away from your home. It is much easier to achieve this goal during the building process. Once the driveway, sidewalks, irrigation systems and landscaping have been installed, moving the water away becomes more difficult, but it can still be done. While ground water is a factor, surface water causes most problems in basements and crawl spaces. The water running off of your roof is usually the main contributor. One inch of rainwater onto 1,000 sq./ft. of roof translates to approximately 600 gallons of water.

The way air moves throughout the home is called the "Stack Effect". Warm air moves upward through the home. As air leaves from the upper floors and attic, it pulls from below, including your basement or crawl space. As a result, whatever is in the air, including humidity, will also be in your home. If you have foundation vents in your crawl space, the problem is compounded. Humidity flows into the crawl space from the outside air. This air is then pulled upward into the home to fill the vacuum caused by the stack effect.

One inch of rainwater onto 1,000 sq./ft. of roof translates to approximately 600 gallons of water. If your downspouts are not functioning properly and diverting water from your home, it can lead to serious complications. Very common issues include water entering the crawl space, which can lead to.
