A boundary survey is usually performed when existing deed descriptions and prior plans are no longer adequate to fix the location of the property boundaries on the ground. Over time, survey monuments are destroyed, disturbed, or otherwise modified, so that they no longer provide an accurate reference point. Only a boundary survey performed by a Registered Professional Land Surveyor can correct this condition. Boundary surveys in Massachusetts are governed by something called Commonwealth of Massachusetts Regulations, or CMR for short.
