If you will be arranging to have a floor refinished because of water damage, here is an easy way to identify which direction the water came from: boards will swell on the side where the moisture is. If the moisture is from the underside of the planks or strips, this problems needs to be addressed first.

If your floors are beveled, we may need to do some deep sanding during the refinishing project. Beveled grooves trap and hold dirt and debris, and leave lines if not properly scraped, cleaned, and sanded.

When it comes to hardwood floors, wax finishes work different then surface finishes, in that the wax actually soaks into the pores of the wood and hardens to form a protective, penetrating seal. These finishes are lovely and durable, but will show spots from water and other contaminants.
